Commercial Leases

A commercial lease is often one of the most important contracts concluded by a business. Because commercial leases form a specific niche in commercial real estate law and thus require a specialized expertise and broad knowledge of the field, it is to your advantage to be assisted and represented by experienced advisors.

We represent both landlords and tenants in the preparation and negotiation of commercial leases. Whether it concerns a commercial, industrial or retail lease, we give you valuable and practical advice adapted to the type of property you’re leasing and your evolving business needs, all based on our experience and knowledge of the market where the real estate property is located. Our avowed goal is to obtain, on behalf of our clients, the best transaction possible, for the latter can represent an important advantage for your business given the length of time for which leases are normally concluded.

How we help you:

We prepare and negotiate the initial leasing offer, the lease and all related documents.

We negotiate guaranty deposits, surety bonds, and indemnities as required by the terms of the lease.

We protect your interests when it comes to environmental responsibilities and possible claims arising from those responsibilities.

We oversee the publication of the lease to ensure your rights are protected.

We assist you in the case of subleasing or termination of leases.

We oversee the protection and recognition of your rights and recourses to the terms of the lease.

We participate in the resolution of possible disputes arising from the lease.

Did you know that…

The Consumer Protection Act which regulates residential leases, does not apply to commercial leases and there is no standard lease in this area. Consequently, it is essential that a commercial lease contains the provisions necessary to adequately protect your rights and interests.

A commercial lease must be published in the applicable land register in order to advise any subsequent purchaser of the fact that the property is encumbered by the said lease.
